Centex Destination Properties Purchases Ocean Hammock Resort

Award-Winning Lodge, Golf Course To Play Significant Roles In Development’s Plans

PALM COAST, Fla., Feb. 15, 2006 – Centex Destination Properties has purchased the assets of Ocean Hammock Resort in Palm Coast, Fla., including the AAA Four-Diamond Award-winning Lodge at Ocean Hammock and the Ocean Hammock Golf Club, the renowned Jack Nicklaus Signature Design Course. The seller was Lowe Enterprises Investment Management (LEIM), acting on behalf of an investment client. The purchase price was not disclosed.

"Ocean Hammock is a first-class destination resort in a very desirable area," said Joel Sowers, executive vice president of Centex Destination Properties. "The combined amenities and assets of Ocean Hammock Resort will add solid value to our existing and proposed development interests in the area. Acquiring a resort and golf course with the reputation of Ocean Hammock Resort allows us to further increase our profile in delivering a first-class, full-service club experience."

The property features golf and a variety of lodging accommodations, ranging from a luxurious 20-room beachfront lodge to additional condominiums and villas. Underscoring the versatility of Ocean Hammock Resort are the attractive non-golf recreational opportunities, such as swimming, kayaking and fishing.

"Thanks to the Nicklaus-designed golf course that opened in December 2000, the name ‘Ocean Hammock’ has generated national attention and acclaim," said Sowers. "Ocean Hammock Golf Club, the state’s first true oceanfront course to open since the 1930s, already has been singled out by top golf publications for its playability and setting. In fact, teenage golf phenomenon Michelle Wie became the youngest champion in the 108-year history of United States Golf Association adult championships when she won the U.S. Women’s Amateur Public Links at Ocean Hammock in 2003."

    A little more than two years after the debut of the golf course, The Lodge at Ocean Hammock opened adjacent to the 18th green. Providing guests and members with an intimate, upscale, full-service experience, The Lodge features The Atlantic Grille restaurant, 20 elegantly appointed rooms, all with dramatic views of the ocean and golf course, and meeting rooms, members’ locker rooms, pro shop, beach club and pool, and fitness center.

    Ocean Hammock’s coastal environment is a major influence on the overall character of the golf course. While much of its brilliance is defined by the eight holes that skirt the ocean, the inland portion of the course is just as dramatic, almost giving the feel of an entirely different locale. In addition to the Atlantic Ocean, water comes into play on at least 12 other holes, making for that tantalizing combination of challenging golf and photographic splendor. The lowland holes are carved through pines and play around dense, thicket scrub, while the ocean holes may inspire thoughts of the British Isles.

    The acquisition follows Centex Destination Properties’ August 2005 purchase of The Harborside Inn, Palm Harbor Golf Course, and the Palm Harbor Marina. Plans for a new destination resort, named Palm Coast Resort, were revealed in August, when it was announced that Centex Destination Properties would build a new condominium hotel and condo villas on the site of the Harborside Inn, with construction of the condo villas already underway. The new hotel will be comprised of 207 suites, restaurants, and meeting and banquet space, and will be positioned as a luxury destination resort.
