Homes on RTJ II Golf Courses Appreciate at Highest Rate
PALO ALTO, Calif., June 22, 2007 â?¦ Purchasing a home on a golf course designed by Robert Trent Jones II (RTJ II) is the investment equivalent of executing a dead-perfect approach in golf. According to recent research that analyzed the values of homes built along golf courses designed by the world’s most renowned golf course architects, real estate on Jones-designed courses appreciated in value over a ten-year period more than homes on courses by any other designer.
Longitudes Group, LLC a market research firm that specializes in analyzing the economics of golf and fitness, identified 90 golf communities in the nine regional metro areas of Denver, Chicago, Dallas, Phoenix, Palm Springs, Orlando, Southwest Florida, Atlanta and the South Carolina coast. Researchers compared appreciation rates of a random sample of homes in these golf developments to the average overall appreciation rates of homes in the same zip codes over one, five, and ten-year periods. The study included more than 1,800 homes with a value of more than $2.5 billion.
The values of the homes built along RTJ II courses increased 48 percent more than the value of homes overall in the same zip codes. This appreciation represented the most significant rise in real estate values in the entire study over a ten-year period. The RTJ II communities analyzed included Celebration Golf Club (Celebration, Fla.), Rancho La Quinta Golf Club (La Quinta, Calif.), Las Sendas Golf Club (Mesa, Ariz.) and Beaver Creek Golf Club (Avon, Colo.). But the value generated by the Jones brand is not limited to the United States. The firm’s ability to drive real estate value and provide solid returns on investment is clearly evident at the new Lubker Golf Resort— the first real estate golf course development in Denmark. Based on the overall strength of the community and golf course design, developer Paul Anker Lubker pre-sold 90% of the available real estate in an initial offering prior to the July 2006 ground breaking. In addition, shares in the overall project were sold on the Danish Stock Exchange. Developers were able to secure 100% self-financing and guarantee membership for 1800 golfers, making this an attractive investment for owners of homes and golf shares. The project is scheduled for completion in spring 2008.
