Lot sales surpass record-setting 2013 numbers, estimated $75 million in new home construction underway
(BOERNE, Texas) – Cordillera Ranch – the Hill Country’s premier luxury community – reports a red-hot start to real estate sales in 2014.
Lot sales for the first six months of the year have already surpassed those for all of 2013. Property in Cordillera’s two newest and yet-to-be completed neighborhoods – Bear’s Ridge and the Golf Frontage Estates – has been especially coveted. Bear’s Ridge lots are 40% sold despite the fact that streets won’t be paved until later this month. And although they’re still in the platting process, lots in the Golf Frontage Estates on the acclaimed Jack Nicklaus Signature Design course are 43% pre-sold.
“The demand for these new sections has been reminiscent of releases we had prior to the recent real estate downturn,” says Charlie Hill, Vice President of Development at Cordillera Ranch. “The continued success of the Eagle-Ford Shale oil and gas play and resulting effects on the Texas economy, plus increasing recognition of Cordillera Ranch as one of the country’s best places to live, has been instrumental to our unprecedented sales growth.”
Further evidence of the escalating demand is the 49 custom homes (conservatively estimated at $75 million in total worth) currently under construction. This represents a significant jump from the 35-40 under construction in early-mid 2013.
Cordillera Ranch expects this strong home construction trend to continue in 2015, as the 49 homes currently being built do not include any on the 2014 lot sales. Moreover, there are an additional 30 homes in the design-review stage with Cordillera Ranch’s architectural review committee. Five Preferred Builders – Authentic Custom Homes, Burdick and Christofilis, Robert S. Thornton, Stadler Custom Homes and the recently added Partners in Building – help ensure buyers receive the highest-quality design and construction services.
Another key factor to the improved sales has been the community’s new Discovery Visit program.
“With the Discovery Visit program, prospective residents have the opportunity to stay at Cordillera Ranch and experience the vibe for a couple of days rather than just coming in for a few hours of tours,” adds Barry Denton, Director of Real Estate Sales. “Several of our new buyers have said their Discovery Visit stays were instrumental to their decision-making process.”
