Cordillera Ranch Eclipses $100 Million in Real Estate Sales for Fourth Consecutive Year
Texas Hill Country’s Premier Luxury Community Hits Record Sales Numbers in 2018
Cordillera Ranch – the Hill Country’s premier private club and community – announces real estate sales surpassed $100 million in 2018 for the fourth straight year.
Considered one of the top addresses in the San Antonio area, Cordillera Ranch achieved numerous milestones in 2018 in addition to its $106 million in real estate transactions (home starts, lot and home sales). Highlights include the opening of the Vista Visitor’s Center, which houses the offices of Cordillera Ranch Realty, DH Investment Company, Pasadera Builders and the Cordillera Ranch POA administration, as well as the ongoing construction of the Lodges at Cordillera Ranch and the Golf Performance Center (both will officially open in 2019).
Additional 2018 real estate sales figures include:
- 43 home sales totaling $46 million, the second-highest in Cordillera Ranch history
- 40 homes currently under construction totaling approximately $60 million, with 43 homes currently under architectural design review (signaling luxury homes sales in the community will remain strong in 2019)
- Home sale price in Cordillera Ranch averaged $1.091 million (up 10 percent from 2017)
- 81 lots sold (a 25-percent increase from 2018) at an average price of $261,000 per lot (a 9-percent increase from a year ago)
- Median list prices of current MLS inventory: $249,000 for lots; $1.39 million for residences
“We’re thrilled to exceed the $100 million mark in real estate activity for the fourth consecutive year,” says Charlie Hill, President and Chief Operating Officer for DH Investments, developer of Cordillera Ranch. “We’ve earned our reputation as one of the country’s finest luxury communities, with our consistent growth and stability unquestionably instilling buyer confidence.”
Cordillera Ranch’s robust real estate activity over the past four years has expedited several new expansions and developments. Cordillera Ridge, the community’s most exclusive and highest-elevated lots ranging from two- to four-plus acres, boasts 15 parcels within the gated enclave. The neighborhood offers 20-mile views of the Guadalupe River and Cibolo Creek Valley, with lots ranging from $300,000 to $1MM+.
The Springs of Cordillera Ranch, one of the community’s newest gated enclaves, continues to thrive. The neighborhood features estate-sized home sites from 3/4 to three-plus acres from $100,000. Vast Hill Country views, ample Live Oak trees, the spring-fed Panther Creek and over three miles of trails are all coveted features. The Springs Sports Park recently opened and features baseball and soccer fields, and a half-court basketball court.
Cordillera Ranch’s seven on-site, resort-style amenity clubs – Golf, Tennis and Swim, Spa and Athletic, Social, Rod and Gun, Equestrian and River – are all available under one membership. This trailblazing model continues to attract a wide array of buyers from throughout Texas and the United States. The Cordillera Ranch clubhouse was recently named the Most Beautiful Clubhouse in Texas by Architectural Digest. Community honors continue to roll in as well, as Where to Retire Magazine named Cordillera Ranch one of the “50 Best Master-Planned Communities in the U.S.,” and San Antonio Magazine tabbed it one of the best neighborhoods in the area.
